How to Use the Roof Replacement Calculator

Ten minutes with a tape measure gets you a number close to what a real roofer will quote. The form opens with a 48 x 29 foot house, a 3/12 pitch and 30-year shingles, so change only what’s different on yours.

Measuring roof pitch from the ground by holding a framing square against the gable end

  1. Roof Size. Tape the length and width of the house at ground level, then add the eaves. Six-inch overhangs all around add a foot to each dimension. Two-foot eaves on the front and back only add four feet to the depth. Enter the flat footprint; the pitch setting adds the extra surface of the slope.
  2. Roofing Material. A 30-year asphalt shingle is the budget pick, while a metal roof costs more and lasts decades longer. On low-slope sections, EPDM is the cheapest membrane and PVC the toughest; the flat roofing calculator breaks those down.
  3. Roof Pitch. Pitch is rise over run: how many inches the roof climbs per 12 inches across. Sight along a framing square held against the gable, or buy a cheap pitch gauge. A close guess works.
  4. Roof Style. A plain gable (most ranches, capes and colonials) is cheapest. Hips and dormers mean more cuts and flashing, and a roof full of valleys and mixed slopes costs the most.
  5. Old Roof Removal. Pick the number of layers coming off. Budget for a full tear-off: stripping to the deck lets the crew replace rotted sheathing, and new shingles last longer on solid wood.

You get three prices back: Low End, Mid Range and High End. Local labor and freight are already built in, based on the location in the calculator’s heading. Use the “change” link there if it’s wrong.

Two things aren’t in the form. The estimate assumes a one-story house, and hauling bundles up two or three floors takes far longer than working off a ranch, so expect roughly 5 to 15 percent more on a taller home. It also covers flashing for a typical roof, and almost every house has a chimney. Extra skylights or a new ridge vent add a few hundred dollars apiece.

Quick Answers

Answers use Ohio averages; energy prices updated October 2026.

When is the best time to replace a roof in Ohio?

Late spring through early fall. Ohio’s average winter high is about 36°F, and shingle sealant strips need warmth to bond, so a winter roof may not seal down until spring unless the crew hand-seals it.

Do I need ice and water shield in Ohio?

In the colder parts of Ohio, yes. A statewide average winter low around 20°F means freeze-thaw cycles in many areas, and higher, colder ground can get ice dams. Everywhere else, run it in valleys and around chimneys.

Is a metal roof worth it in Ohio?

If you plan to stay, it can be. Metal costs more up front than asphalt and lasts much longer, and Ohio’s climate (winter lows near 20°F, summer highs near 86°F) doesn’t rule it in or out. Compare the price per year of life, not the upfront price.

Does a light-colored roof cut AC bills in Ohio?

Some. With summers around 86°F and power at 23.3¢ per kWh (U.S. average 21.7¢), a lighter roof trims AC run time. Check attic insulation and ventilation at the same time.

Can I put new shingles over the old ones?

Sometimes. With one layer on now, many areas allow a second; with two, it’s a tear-off. A tear-off costs more, but it lets the roofer see and fix the deck instead of covering rot.

How Much Does a New Roof Cost?

An average house getting architectural asphalt shingles (the roof most Americans choose) lands around $8,280 to $12,620. Steep pitches, extra layers and premium materials push that up fast.

Roofers price by the square, meaning 100 square feet of roof surface, which makes bids easy to compare side by side. A standard asphalt replacement with tear-off runs about $480 to $840 per square, or $4.80 to $8.40 per square foot installed. Asphalt sits at the bottom because any crew can lay it quickly. Metal, slate, clay and concrete tile need skilled hands and slower work, and those jobs typically run $840 to $2,160 per square, with standing seam and natural slate at the top.

Where you live moves the price too. Labor rates follow the local cost of living, so a crew on either coast bills a lot more per day than one in Kansas. Freight widens the gap: most shingle and panel plants sit in the Midwest, and every bundle gets trucked to your driveway. That’s why the middle of the country usually gets the cheapest roofs.

How to Vet a Roofer Before You Sign

Insurance on paper. Ask for the certificate. A contractor without liability coverage and workers’ comp often cuts costs with off-the-books labor, and an injury on your roof becomes your problem.

Local references. Get three recent jobs nearby and actually call one. Ask whether anything leaked afterward.

A real inspection. A serious roofer climbs up, checks decking and flashing, and answers your questions. Quoting from the truck usually means rushing the install too.

The right size. Small and mid-size outfits are often the sweet spot, because the owner is on site and their name is on every roof in town.

Your own number. Some contractors price by how little the homeowner seems to know. Walk in with a realistic range from the calculator and negotiation gets short.

Roof Replacement FAQ

Can I shingle over the old roof?

It’s rarely worth the savings. Nobody sees the deck, and the new shingles won’t last as long.

Why are my quotes so far apart?

Usually scope. One bid includes tear-off, underlayment and ridge venting; another quietly skips them. Ask each roofer for a per-square price and a written list of what’s included.

What else should I price with a new roof?

A tear-off is the cheapest time to fix what hangs off the roof. Price new gutters with the gutters calculator, ice-dam protection with the roof heat cable calculator and tired walls with the siding calculator.
