How to Use the Flat Roof Calculator

Common settings are already filled in. Change only what’s different on your roof.

  1. Roof size. For an odd shape, add up the areas on paper, then enter any two numbers that multiply to the total. A 30×40 main roof plus a 15×20 section is 1,500 sq ft, so 30×50 works.
  2. Membrane. EPDM sits first because visitors price it most (about 43% of 270,000+ estimates). On real job sites, though, TPO is the sheet you’ll see going down most often.
  3. Pitch. Choices run from dead flat to 3/12. Anything steeper shouldn’t get a membrane at all. Compare metal roofing costs or run the roof replacement calculator instead.
  4. Insulation. The thicker options are polyiso board. EPS and extruded foam cost about the same but need a separator sheet under the membrane, so polyiso is the better buy.
  5. Tear-off. Many areas allow a second layer. On a flat roof, strip it anyway: you can’t fix rot you never see.
  6. Curbs and openings. Count every AC curb, skylight, roof hatch and chimney.
  7. More options. Click “Show More Options” to add drains, pipe boots and parapet walls.

Quick Answers

Answers use Ohio averages; energy prices updated October 2026.

When is the best time to replace a roof in Ohio?

Late spring through early fall. Ohio’s average winter high is about 36°F, and shingle sealant strips need warmth to bond, so a winter roof may not seal down until spring unless the crew hand-seals it.

Do I need ice and water shield in Ohio?

In the colder parts of Ohio, yes. A statewide average winter low around 20°F means freeze-thaw cycles in many areas, and higher, colder ground can get ice dams. Everywhere else, run it in valleys and around chimneys.

Is a metal roof worth it in Ohio?

If you plan to stay, it can be. Metal costs more up front than asphalt and lasts much longer, and Ohio’s climate (winter lows near 20°F, summer highs near 86°F) doesn’t rule it in or out. Compare the price per year of life, not the upfront price.

Does a light-colored roof cut AC bills in Ohio?

Some. With summers around 86°F and power at 23.3¢ per kWh (U.S. average 21.7¢), a lighter roof trims AC run time. Check attic insulation and ventilation at the same time.

Can I put new shingles over the old ones?

Sometimes. With one layer on now, many areas allow a second; with two, it’s a tear-off. A tear-off costs more, but it lets the roofer see and fix the deck instead of covering rot.

How Much Does a Flat Roof Cost?

For a plain replacement with one layer torn off and basic 1-inch insulation board, budget about $8.12 to $10.55 per sq ft for EPDM rubber and $6.99 to $11.99 per sq ft for 50- or 60-mil white TPO. A 1,000 sq ft roof lands around $6,990 to $11,990 before extras. Pacific and Northeast states run roughly 5 to 12% higher.

The extras are where bids climb:

  • Membrane thickness. 50, 60 or 80 mil. Heavier sheets cost more, last longer and come with longer warranties.
  • Insulation. Rigid board under the membrane is often the biggest single add-on.
  • Tear-off. A second old layer to strip and haul away, plus any rotten decking.
  • Curbs and openings. AC units, skylights, hatches and chimneys all get flashed by hand.
  • Parapet walls. The membrane has to run up and over them.

If a bid says “deck repair as needed” with no price, ask for a per-sheet plywood price in writing. That line is where quotes balloon.

Tar and gravel and torch-down bitumen used to be standard. Most crews now lay single-ply sheets instead: no open flame, faster installs and white surfaces that reflect sun. TPO and PVC seams are fused with hot air, while EPDM seams are glued, and that one difference explains most of what follows. The calculator still prices built-up roofs if you want a comparison.

How Much Does a TPO Roof Cost per Square Foot?

TPO covers warehouses and big-box stores, and a growing number of houses. It’s the cheapest white membrane, and welded seams turn the roof into one continuous sheet.

Installed, before tear-off or added insulation:

  • 50-mil TPO: $8.45 to $10.98 per sq ft
  • 60-mil TPO: $6.21 to $8.06 per sq ft
  • 80-mil TPO: $6.73 to $8.74 per sq ft

Most homeowners should buy 60-mil. The price is fair, and it usually carries a 20-year warranty.

The catch: TPO formulas differ by brand and change every few years, so a patch may not weld to an older or different sheet. Have the brand and product line written on your invoice.

PVC Roofing Cost and What the Extra Buys

PVC has been on roofs longer than TPO, and plenty of PVC roofs are still working past 40 years. It runs roughly 10 to 30% more than TPO of the same thickness and stands up better to grease and chemicals, which matters over a restaurant kitchen exhaust.

  • 50-mil PVC: $9.25 to $12.02 per sq ft
  • 60-mil PVC: $7.67 to $9.96 per sq ft
  • 80-mil PVC: $9.03 to $11.72 per sq ft

The payoff shows up years later. Sheets from different makers generally weld together, so a puncture on an old PVC roof can be cleaned and heat-welded shut.

What Does an EPDM Rubber Roof Cost?

EPDM is the black rubber sheet that has been around for decades. It’s priced well and needs no welding gear, which is why small crews like it. Installed, it runs about $7.34 to $9.53 per sq ft before tear-off.

Its weak spot is the glue. Every seam and flashing relies on primer and adhesive, and water that sits on those seams for days eventually gets in. Low-VOC rules in many states have also swapped the old solvent primers for ones that don’t grip as well.

Add a black surface that soaks up heat, and the advice is simple: if your roof holds puddles or you care about cooling bills, choose TPO or PVC.

Flat Roof Replacement FAQ

Is 80-mil worth the extra money?

For most homes, no. 60-mil with a 20-year warranty is plenty. Go thicker if you plan to stay for decades and want the longest warranty.
